What exactly do I get?
A clear written report delivered as a PDF to your inbox, covering the property — or properties — you choose. Basic is a one-property snapshot; Silver, Gold and Platinum go progressively deeper, up to ten properties with full acquisition intel. Essentials is a little different: instead of a report, we send you a shortlist of 3 properties that match your basic criteria.
How long does it take?
From the moment we have your payment and details: Essentials 1–2, Basic 2–3, Silver 4–5, Gold 6–7, Platinum 8–9 business days. The deeper the report, the more digging it takes — so the higher tiers run a little longer.
Do you physically visit the property?
No — we’re a remote research service. We compile everything from listings, public records, mapping and aerial imagery, which is what lets us cover properties anywhere in the country quickly. It’s desktop research, not an in-person walkthrough.
Is this a home inspection or an appraisal?
No. A scout report is research to help you screen and decide. It doesn’t replace a licensed home inspection, land survey, appraisal or legal review — it helps you work out which properties are worth paying for those on.
Which areas do you cover?
Rural, country and acreage property across the United States. If you’re not sure we cover your patch, just ask before you order and we’ll let you know.
How do I order and pay?
Pick a level (or Essentials), fill in the short form with the property or your criteria, and you’ll be taken straight to secure checkout via Stripe — card or Apple Pay. We get started once your payment and details are in.
What if I don’t end up buying the property?
No problem at all. The report is yours to keep and use on the next one — plenty of buyers order several through a search to compare options.
What if the report turns up problems?
Good — that’s exactly the point. We flag concerns plainly so you can renegotiate or walk away before you’re committed, not after.
What’s the difference between Essentials and a report?
Essentials finds properties for you — 3 that fit your must-haves in the area you want. The report tiers research a property you’ve already found, in increasing depth. Many people start with Essentials, then order a report on their favourite.
Can I get something custom?

What’s your refund policy?
Because every report is bespoke research prepared just for you, refunds are handled case by case. If something’s wrong or missing, tell us and we’ll revise it or make it right.
